Cancún is two places. The Hotel Zone (Zona Hotelera) is a thin island along Boulevard Kukulcán, numbered by kilometre from 0 (mainland, north) to 23 (airport end, south); most resorts, the ferry to Isla Mujeres (km 4) and the nightlife (km 9) are here. Downtown (El Centro) on the mainland is where residents live — markets, bus station (ADO), cheaper hotels and restaurants around Avenida Tulum and Parque Las Palapas. The airport is 16 km south-west of downtown on Highway 307.

None of it existed before 1970. The site was picked by INFRATUR, the Banco de México tourism fund that became FONATUR, after a search for a Caribbean shore with deep water, sand and room for an airport. The island then held a coconut plantation, and the nearest settlement, the fishing landing at Puerto Juárez, had a few hundred people. Work began in 1970, the first hotels opened in 1974 — the year Quintana Roo became a state — and the municipality of Benito Juárez was created in 1975.

Hotel Zone addresses are kilometre marks on Boulevard Kukulcán, the island's single road. Km 0 is at the mainland end next to downtown; the numbers rise east along the short northern leg to Punta Cancún at about km 9, then south down the long leg to Punta Nizuc and the highway junction near km 22. A hotel at "km 12" is halfway down the east-facing beach, and the buses along the boulevard are the cheapest way between marks.

The mainland city is laid out in supermanzanas — superblocks numbered SM 1, SM 2 and upwards, each ringed by an avenue and filled with looping streets that do not run through. Addresses read "SM 25, Mz 4", and street names repeat between superblocks, which is why the plan defeats visitors expecting a grid. Avenida Tulum is the spine, crossed by Avenida Cobá towards the Hotel Zone; the ADO terminal stands where Tulum meets Avenida Uxmal.

Cancún International (CUN) is the second-busiest airport in Mexico. Two Maya Train stations serve the city, one beside the airport and one on the northern edge of town, on the line west to Valladolid and Mérida and south to Tulum. Tulum's Felipe Carrillo Puerto airport (TQO), opened in December 2023 some 120 km south, is the alternative for the lower coast.

Distances from Cancún

Three sets of piers serve Isla Mujeres: Puerto Juárez, 5 km north of downtown, with the most frequent sailings and the lowest fare, about 20 minutes over; Punta Sam beyond it for vehicles; and the Hotel Zone piers at Playa Tortugas and Playa Caracol, dearer but closer to the hotels. No ferry to Cozumel leaves Cancún — that crossing runs from Playa del Carmen.

Beaches and neighbourhoods

The island is shaped like a "7", and the shape decides the water. The short northern leg faces north across the Bahía de Mujeres, sheltered by Isla Mujeres and a shallow shelf, so Playa Langosta, Playa Tortugas (km 5–6) and Playa Caracol are calm. The long leg faces east into the open Caribbean and the easterly trade winds, so Playa Chac Mool, Playa Marlín and Playa Delfines (km 10–18) have surf, a steeper shore and a stronger undertow. Playa Delfines at km 18 is the public beach with the classic view and no hotels behind it.

Behind the island is the Nichupté lagoon system, about 30 km² of connected brackish lagoons — Nichupté, Bojórquez, Río Inglés — fringed with mangrove and open to the sea only at Punta Cancún and the Nizuc channel; the marinas and golf courses back onto it. Offshore, the Mesoamerican Barrier Reef begins here and runs about 1,000 km to Honduras, the second-largest reef system in the world. The shallow reefs at Punta Nizuc and Manchones lie inside a marine national park declared in 1996, and between them the underwater sculpture museum, MUSA, has set several hundred concrete figures on the sand since 2009 to draw divers off the living coral.

Sargassum has landed on this coast in quantity every year since 2015, heaviest from May to October; it hits the east-facing beaches, while the north-facing ones and Playa Norte on Isla Mujeres take much less. Hurricane season runs 1 June to 30 November, peaking in September and October: Gilbert crossed as a Category 5 in 1988, and Wilma sat off the island for about two days in October 2005, stripping the sand and forcing the offshore dredging that has rebuilt the beaches since. Puerto Morelos, 35 km south, is the quiet alternative on the reef. The Riviera Maya map covers the coast to Tulum, and the beaches map sets it against the Pacific.

On the north-east tip of the Yucatán Peninsula, in the state of Quintana Roo, facing the Caribbean. It is 1,600 km from Mexico City by road and about a 2-hour flight from Miami or Houston.

How far is Cancún from Tulum?

130 km south along Highway 307, about 1 h 45 min by car; the Maya Train (Tren Maya) stops at both. Playa del Carmen is halfway.

What is the Hotel Zone?

Is Cancún in a hurricane zone?

Yes. The season is June–November with the highest risk in September–October. Wilma (2005) was the most damaging; hotels are built to withstand Category 5 winds and the lagoon side is the evacuation route.
